On the west side of River Ridge Lane opposite White River frontage lot 25, lot 45 is a rough rectangle with frontage on River Ridge Lane of approximately 238.91 feet, 944.02 feet on the south side, 213.70 feet on the west side, and 1,022.79 feet on the north side.  Lot area is 5.00 acres not including the River Ridge Lane right-of-way of .14 acres.  Lot is completely wooded with Cedar, eastern hardwoods and some soft woods, and gently sloping towards the southwest.

Septic system permit # ST026260, dated 5/10/06, from the Arkansas Department of Health and Human Services has been obtained and will be furnished by seller for a three bedroom, single-family dwelling up to 3,000 square feet.  If buyer wishes to build a larger main residence or locate his residence where the system as described in the permit cannot be used, the upgrade or change to the septic system permit will be buyer's responsibility.  Southside Public Water Authority provides city water to the lot at a stated hook-up charge of $450.00 plus $60.00 meter deposit and an additional road boring charge of $250.00 since the water main runs along the east side of River Ridge Lane.  Power will be supplied by the Entergy Corporation, and according to the Engineering Department of Entergy, without new construction hook-up costs to full-time residences if overhead lines are satisfactory or at a special charge for underground delivery.  Taxes are currently $57.84 per year.

According to a US Army Corps of Engineers spokesperson, a property owner can use the Subdivision's Common Area to launch a boat on the White River and then travel by boat from Batesville to the Mississippi River, Intracoastal Waterway and anywhere accessible by water on the Atlantic and Gulf coasts.  Although this lot does not have White River frontage, it possesses easy access to the White River.

River Ridge Road and River Ridge Lane are county roads maintained by Independence County.  Both roads were resurfaced and paved with "Chip & Seal" during May, 2006.  Construction costs in the Batesville area vary from sixty-five to ninety dollars per square foot for single-family housing, making the area one of the most economical in the nation.  Communication with the labor pool is excellent as it is primarily comprised of English-speaking American citizens.  For less than $200,000 an executive home on a large lot in an exclusive and restricted Subdivision with access to the White River can be expected.
