The twenty-first river frontage lot counting from the cul-de-sac at the northwest end of River Ridge Lane, lot 21 is a rough rectangle with its narrow sides on River Ridge Lane and the White River.  White River frontage is 180.22 feet, the northwestern side is 782.92 feet, the southeastern side is 791.83 feet, and the River Ridge Lane frontage is 180.00 feet.  Lot area is 3.25 acres not including the River Ridge Lane right-of-way of .103 acres.  Lot slopes gently southwards and is relatively flat on the top of the ridge for the southwestern one-half of its area, and slopes down to the White River on its northeastern side as shown in the photos.  The gently sloped area is cleared except for scattered shade trees as visible in the first photo, and the slope to the river is partially cleared until the flood plain of the river which is covered by eastern hardwoods and various soft woods.  Lot features a spectacular view toward the East and South, and the gently sloped portion of the lot is approximately 110 feet above the White River high water mark at an elevation of 330 feet above sea level.  Additional clearing of woods on the southwestern bank of the White River and the slope from the river will be required to realize the full potential of the view.

According to the US Army Corps of Engineers the property owner may build a dock on the White River after acquiring the appropriate permit.  A Corps of Engineers spokesperson also stated that using the Subdivision's Common Area ramp to launch a boat on the White River, a property owner can travel by boat from Batesville to the Mississippi River, Intracoastal Waterway and anywhere accessible by water on the Atlantic and Gulf coasts.

Septic system permit # ST026701, dated 6/6/06, from the Arkansas Department of Health and Human Services has been obtained and will be furnished by seller for a three bedroom, single-family dwelling up to 3,000 square feet.  If buyer wishes to build a larger main residence or locate his residence where the system as described in the permit cannot be used, the upgrade or change to the septic system permit will be buyer's responsibility.  Southside Public Water Authority provides city water to the lot at a stated hook-up charge of $450.00 plus $60.00 meter deposit.  Power will be supplied by the Entergy Corporation, and according to the Engineering Department of Entergy, without new construction hook-up costs to full-time residences if overhead lines are satisfactory or at a special charge for underground delivery.  Taxes are currently $173.52 per year.

River Ridge Road and River Ridge Lane are county roads maintained by Independence County.  Both roads were resurfaced and paved with "Chip & Seal" during May, 2006.  Construction costs in the Batesville area vary from sixty-five to ninety dollars per square foot for single-family housing, making the area one of the most economical in the nation.  Communication with the labor pool is excellent as it is primarily comprised of English-speaking American citizens.  For less than $200,000 an executive home on a spectacular lot can be expected. This lot features excellent access to the White River, an outstanding view, and centralized location in the Subdivision.  Truly an inspired location!
